The rules behind the numbers

Estimates for planning, not advice, a quote or an approval. Your lender, your lawyer and CMHC or your insurer confirm the final figures. Rates and rules change.

  1. Ontario's rates on a home: 0.5% on the first $55,000, 1.0% from $55,000 to $250,000, 1.5% from $250,000 to $400,000, 2.0% from $400,000 to $2 million, and 2.5% above $2 million.

  2. First-time buyers may get up to $4,000 back, which covers all of the tax on a home up to $368,000. The refund applies to new and resale homes.

  3. Buying in Toronto instead? Toronto adds its own municipal land transfer tax on top; London does not.

  4. Estimates only; your lawyer calculates and pays the final figure when the transfer is registered at closing.

Questions buyers ask us

Is there a municipal land transfer tax in London, Ontario?

No. London buyers pay the Ontario land transfer tax only.

When is land transfer tax paid?

On closing day, through your lawyer, when the transfer is registered. It is paid from your closing funds and cannot be added to your mortgage.

Who counts as a first-time homebuyer?

For Ontario's refund you must be at least 18, a Canadian citizen or permanent resident, never have owned a home (or an interest in one) anywhere in the world, and move in within nine months. If your spouse owned a home while you were together, you do not qualify. Apply within 18 months of registration; your lawyer usually claims it at closing.

What does a $500,000 home cost in land transfer tax?

$6,475 in Ontario land transfer tax. A qualifying first-time buyer gets $4,000 of that back, so pays $2,475.
