Southwold's Official Plan sends most of the township's future growth to four settlement areas (Talbotville, Shedden, Fingal and North Port Stanley) and singles out Talbotville as the focus of future housing, employment and urban development because it has full municipal services and land to build on. The plan describes Talbotville as the township's only settlement area with full services already in place, for part of its area.
Those services are in place: the Township built and operates a sanitary sewer collection system and wastewater treatment plant within Talbotville, known as the Talbotville Wastewater System, and new connections pay a sanitary sewer connection charge under a township by-law. For a buyer, that is the practical difference between Talbotville and a rural Southwold lot on a septic system.
The Township's own Southwold 175 history series places Talbotville at the intersection of Highways 3 and 4, and recalls that the South Western Traction Company's electric line (renamed the London and Lake Erie Railway in 1909, closed in 1918) stopped here at Stop 43, the Sunnyside Stop, on its way between London and Port Stanley.
The bigger modern chapter was industrial. Ford's St. Thomas Assembly Plant on Sunset Drive opened in 1967 and closed on September 15, 2011.
The census does not count Talbotville on its own, so the closest figures cover the whole Township of Southwold: 4,851 residents in 2021, up 9.7% from 2016, with about 98% of occupied dwellings single-detached and about 92% owner-occupied. Roughly 41% of the township's homes were built in 1960 or earlier and about 8.5% between 2016 and 2021.

The Thames Valley District School Board's Southwold Public School is at 39261 Fingal Line, and Catholic schools are run by the London District Catholic School Board, which has elementary and secondary schools in St. Thomas. French-language public education comes from the Conseil scolaire Viamonde. Confirm the school for any address with each board's locator, since boundaries shift as the area grows.
Highways 3 and 4 cross here. As the crow flies, downtown St. Thomas is about 6 km from the Highway 3 and 4 crossroads and the Forks in downtown London about 20 km.
Day-to-day services are split: Southwold's library branch and the Keystone Complex event centre are in Shedden (35921 Talbot Line for the library), Talbotville has one of the township's two fire stations, and hospital care is at St. Thomas Elgin General Hospital in St. Thomas, which serves all of Elgin County.
Ask whether the lot is connected to municipal water and the Talbotville sewer system or relies on private services, and what connection charges apply. Near creeks or valleys, check the conservation authority's online property mapping for the Kettle Creek watershed before you firm up an offer. If you already own in the area, our home evaluation compares your home with current listings.

No. Talbotville is in the Township of Southwold in Elgin County, just northwest of the City of St. Thomas.
Part of it does. The Township owns and operates the Talbotville Wastewater System, a sewer collection system and treatment plant, and its Official Plan calls Talbotville the township's only settlement area with full services for part of its area.
TVDSB's Southwold Public School is at 39261 Fingal Line, and the London District Catholic School Board has elementary and secondary schools in nearby St. Thomas. Confirm the school for any address with each board's locator.
Ford's St. Thomas Assembly Plant on Sunset Drive opened in 1967 and closed in 2011, after more than four decades of production.
