How we market a home for sale

Marketing a home starts with price and presentation, because the first week decides most sales. We prepare and photograph the home, list it on MLS® for the widest exposure, work our own network of buyers and agents, and follow up every showing. When privacy matters more than exposure, we also sell on an exclusive basis, without signs or open houses.

Why does the first week matter most?

New listings get the most attention from buyers and their agents. A home that launches at the right price, fully prepared, gets that attention at its best. A home that launches too high loses it and often sells for less later. That is why the evaluation and preparation come before the photos.

Where will buyers see my home?

On MLS®, which shares it with REALTOR.ca and brokerage websites across the region, including ours, so buyers searching any London neighbourhood or home type can find it. We also contact buyers and agents we know who are looking in your area.

Can I sell quietly?

Yes. Many significant residences we have represented were sold "on an Exclusive basis with professionalism, confidence and confidentiality, many without signs, open houses or MLS®." A quiet sale trades some exposure for privacy; we talk through what that means for price and timing before you choose.

What do sellers say about working with Rob?

Word for word from Google: "Worked hard to professionally list and promote our property in a competitive market." (Bob Salvarakis) and "Rob gives suggestions on how to stage your home" (Lance Freer). You can read every Google review with text.

Questions and answers

Do you hold open houses?

When they help the sale and you are comfortable with them. For some homes, private showings to qualified buyers work better.

Do you use professional photography?

Ask us about the plan for your home: what we produce depends on the property, and we confirm it in writing before listing.

Will my home appear on REALTOR.ca?

Yes, if it is listed on MLS®, unless you choose an exclusive sale off the MLS® System.

How do buyers watching my area hear about my listing?

Once it is on MLS®, it appears on REALTOR.ca and brokerage websites, including ours. Buyers who set up a matching listing alert with us get an email, and owners nearby who use Active Neighbour hear that a home near theirs is listed.
