Thames Centre was created on January 1, 2001 by joining the former townships of West Nissouri and North Dorchester, and Thorndale sits in the old West Nissouri half. The municipal Official Plan names only two Urban Settlement Areas, Dorchester and Thorndale, and directs new housing to them because they are the places with municipal water and sewage. The hamlets rely on private wells and septic, and new building there is tightly limited.
When the first Official Plan was drafted in 2003, residents wanted growth focused on Dorchester, with Thorndale added only if it could be serviced. Added water storage and a new sewage treatment plant made that possible.
The census does not count Thorndale on its own. Across Thames Centre in 2021, 4,615 of 5,185 occupied dwellings were single-detached houses (89%), and 88% of households owned their home. The Official Plan calls for more semi-detached, apartment and condominium options for seniors and smaller households.
The village's older grid of King Street, Main Street, Temperance Street, Agnes Street, Maria Street and Railway Street sits near the rail line, with newer streets such as Monteith Avenue and Valleyview Road around it and subdivisions such as Trails of Wye Creek, Fox Estates and Monteith. The municipality posts the status of residential development applications in the village, so check them for plans near a home you are considering.
The Thames Valley District School Board runs West Nissouri Public School, a Kindergarten to Grade 8 school at 37 Elliott Trail in Thorndale. The London District Catholic School Board also serves Thorndale families. Attendance areas change, so confirm any address with each board's school locator before you count on a school.
Thorndale Community Park at 265 Upper Queen Street is the village's main outdoor space, with a splash pad, a skatepark and a 1.5 km paved trail. The Thorndale Lions Community Centre shares that address. The Thorndale Dog Park is at 21668 Nissouri Road, and the Middlesex County Library branch is at 21790 Fairview Road.
Thorndale sits where Nissouri Road (County Road 27) meets Thorndale Road (County Road 28), and our west London office is about 21 km away as the crow flies. Many Thorndale buyers also look at Dorchester, closer to Highway 401, or north to St. Marys.
Most Thorndale purchases are straightforward, but four local checks are worth making early.
