Middlesex wraps around London, so a farm here can sit a short drive from the city. Inside the City of London itself, farmland lies outside the Urban Growth Boundary, where The London Plan's goal is to keep the agricultural land base. For services near a farm, look to the villages and towns close by: Ilderton, Lucan, Thorndale and Strathroy.
Build the rural checks into your offer. For the well, test flow and water quality: Ontario's well record map can show how it was built, and the local health unit tests a sample for bacteria at no charge. For the septic system, ask for the permit and pumping records and have it inspected; Ontario regulates septic systems under the Building Code. Confirm the zoning for what you plan to do, including any livestock barns nearby.
Ask for the tile drainage plan and whether the farm is assessed for a municipal drain, and confirm with MPAC how the land is classed for property tax. Near a creek or river, check the conservation authority's regulated area mapping: depending on the watershed, a Middlesex farm can fall under the Upper Thames River, St. Clair Region or Ausable Bayfield authority.
One client wrote on Google: "We had Rob touring all over south western Ontario looking for our farm property." Tell us the acreage, soil and buildings you need in a search brief, and see farms for sale in Elgin County to the south.
The live count on the button at the top is every active listing on the MLS® System in this search (every listing marked Farm in Middlesex County, residential or commercial). It changes through the day as properties are listed and sold, so we do not print a number that would soon be out of date.
Asking prices change every day, so we do not print a figure. Sort the listings by price to see today's range. For what farms have actually sold for, ask us.
The well (flow and water quality), the septic system (permit, pumping records and an inspection), the zoning for what you plan to do, the tile drainage and any municipal drain the farm is assessed for, and how MPAC classes the land for property tax: farmland in the farm property class is taxed at a lower rate, which generally depends on it being farmed by a registered farm business. Put the well and septic inspections in your offer as conditions.
Only when the listing is marked as a farm on the MLS® System. Country homes and lots that are not farms are left out; search all listings with the map, or ask us and we will search them with you.
Yes. We can show you any home on the MLS® System, whoever the listing brokerage is. Call Rob at 519-871-2222 or George at 519-871-1111, or use the request button on the listing.
Call Rob or George directly, or send a message and one of them will get back to you. A home evaluation is free and prepared by a person, never a formula.
