Long before the subdivisions, the Upper Thames River Conservation Authority built Fanshawe Dam and its reservoir from 1950 to 1952 to protect London from flooding, creating what is now the 3,000-acre Fanshawe Conservation Area along this district's eastern edge. The City's Fanshawe Golf Course, at 2835 Sunningdale Road East, opened in 1958 overlooking Fanshawe Lake and now has two 18-hole layouts, the tree-lined Traditional course and the links-style Quarry course.
The farm era has left a few markers on the City's heritage register: an 1865 Gothic Revival property at 1579-1589 Fanshawe Park Road East, properties from 1880 and 1895 on Sunningdale Road East, and Siloam Cemetery, dating from about 1855, at 1560 Fanshawe Park Road East.
The City's NeighbourGood London site says Cedar Hollow follows the curve of the Thames, with hiking trails in Kilally Woods and the river, Highbury Wetland and Cedar Hollow Park at its heart. The parks show how new it all is: Creekside Park was added in 2011, Cedar Hollow Park and Creekside Meadows in 2012, and the Stoney Creek Valley North open space in 2015.
Streets here include Cedarhollow Boulevard, Cedarpark Drive, Sandpiper Drive, Privet Place, Pennyroyal Street, Aukett Drive, Portrush Way and Tralee Place, with Killarney Road and Blackwell Boulevard at the edges.
Few, and mostly new. The City's neighbourhood profile counts 15 occupied homes in 1996, 210 in 2011 and 620 in 2016. In 2016, 85% were single-detached and 15% row houses, 97% were owner-occupied, 31% of residents were under 20 and the median age was 34.3. Expect newer detached houses and a small share of townhouses rather than older stock. If a townhouse is on your list, compare these with townhouses for sale across London.
One. Cedar Hollow Public School, run by the Thames Valley District School Board, is at 1800 Cedarhollow Boulevard. There is no Catholic or secondary school inside the district, so check the London District Catholic School Board and TVDSB locators for the assigned schools at any address before you firm up an offer.
The entrance is at 1424 Clarke Road. The park offers seasonal camping (it posts each season's dates), a 21 km Lake Trail for biking and hiking, 3.4 km of other hiking trails, and fishing, canoeing and kayaking on the reservoir. Swimming is not permitted in Fanshawe Reservoir. From Highway 401, take Exit 194 and head north on Veterans Memorial Parkway to Clarke Road.
For buses, check LTC for current routes and times near the address you are considering. As the crow flies, Fanshawe College is about 4.5 km from the middle of the district and Masonville Place about 6.9 km.
Homes near the river, Highbury Wetland or the creek valleys may sit on UTRCA-regulated land, so ask the UTRCA whether a permit is needed before you design a pool, deck or addition. For a newer house, ask about any remaining new-home warranty coverage. Across the river to the south is Huron Heights, and if you own in the area already, a home evaluation is a quick way to see where you stand.
Something else? Ask Rob or George directly.
No. Fanshawe College's main campus is in the Huron Heights district, about 4.5 km in a straight line from the middle of the Fanshawe district.
No. The conservation area says swimming is not permitted in Fanshawe Reservoir, though fishing, canoeing and kayaking are.
Yes. It is a City of London golf course at 2835 Sunningdale Road East, closed in winter.
Most arrived after 2006: the census counted 60 occupied homes in 2006 and 620 in 2016.
Call Rob or George directly, or send a message and one of them will get back to you. A home evaluation is free and prepared by a person, never a formula.
