Age, for one. The County of Middlesex credits Delaware Township with the county's first settlements by British Loyalists, and town meetings in Delaware began in March 1800. The township joined Middlesex Centre on January 1, 1998.
Geography is the other. Delaware is where two conservation authorities meet on the Thames: the Lower Thames Valley authority covers streams draining into the river from Delaware to Lake St. Clair, and shares the Delaware settlement area with the Upper Thames River authority. Delaware is also the starting point of the 109 km Thames Valley Trail to St. Marys.
Because there is no sewer. Middlesex Centre's Servicing Master Plan says Delaware does not receive municipal wastewater services; each property relies on a private septic system. The plan adds that substantial growth in Delaware, especially on employment lands, can only proceed on full municipal services.
Water is municipal, supplied through Komoka, boosted at the Delaware booster station and stored in the Delaware standpipe, with the water itself coming from the Lake Huron Primary Water Supply System.
Statistics Canada publishes no separate 2021 count for the village, so the best census picture is Middlesex Centre as a whole: 6,695 occupied homes, about 91% single-detached and about 90% owner-occupied, with roughly one in five built in 1960 or earlier. If a sewer hookup matters to you, Komoka and Kilworth, a few kilometres north, are mostly on municipal sewers.
Delaware has one school from each English-language board: Delaware Central Public School (Thames Valley District School Board) at 14 Osborne Street, which teaches Junior Kindergarten to Grade 8, and Our Lady of Lourdes Catholic School (London District Catholic School Board) at 103 Wellington Street. Confirm your address with each board's school locator, because boundaries change.
Delaware Lions Park on York Street has a ball diamond, three soccer fields, tennis and pickleball courts, a ball hockey rink and a skatepark, with the county library's Delaware branch on the same site. On Gideon Drive, the Delaware Community Centre holds a hall for 385 and the Middlesex Centre Archives.
Stock car racing runs at Delaware Speedway, a half-mile paved oval at 1640 Gideon Drive. Komoka Provincial Park's main lot is also on Gideon Drive, and Longwoods Road Conservation Area (8348 Longwoods Road) adds 63 hectares, about 10 km of trails and the recreated Ska-Nah-Doht Village.
Longwoods Road (Middlesex County Road 2) meets Highway 402 at exit 86, signed for Melbourne and Delaware. As the crow flies, the village is about 16 km from the Forks of the Thames downtown and about 4 km from Komoka. Inside the city, Lambeth is the natural comparison.
These are the checks that matter most on a Delaware property:
Something else? Ask Rob or George directly.
No. Delaware is a village in the Municipality of Middlesex Centre, which also includes Komoka, Kilworth, Ilderton and Arva. Taxes, planning and water come from Middlesex Centre.
No. Middlesex Centre's Servicing Master Plan says Delaware relies on private septic systems and that substantial growth there can only proceed on full municipal services, so ask the municipality about sewer servicing before buying land to build on.
A 109 km hiking trail that the Canadian Heritage Rivers System describes as running northeast from Delaware to St. Marys, where it joins the Avon Trail.
Yes. The Middlesex County Library's Delaware branch is at 29 Young Street, on the Lions Park site.
