Largely, yes. Jack Chambers Public School, a Thames Valley District School Board school at 1650 Hastings Drive, sits inside the Uplands planning district. The board says the school was built in 1992 and named in honour of John Chambers, the London-born painter and filmmaker. The London Heritage Council's street-name notes describe Chambers Avenue making a long, easy curve as it rises to the top of Hastings Drive, where the school stands.
When we say Uplands, we mean the City's whole planning district, so it also takes in newer streets farther north, which the City's NeighbourGood site calls Uplands North, one of the northernmost residential communities in London.
The City's neighbourhood profile shows Uplands growing from 3,475 residents in 1996 to 8,320 in 2016. Of 2,890 occupied homes in 2016, about 77% were single-detached, 15% row houses and 8% apartments, and 82% were owner-occupied. NeighbourGood adds that most houses were built in the 1990s or 2000s, with some townhouse complexes, and that many residents can walk to Masonville Mall for shopping and dining.
The street names follow a pattern: Phillbrook Drive, Pennybrook Crescent, Billybrook Crescent, Silverbrook Drive, Jeffreybrook Drive, Bobbybrook Drive, Donnybrook Road and Sandybrook Drive. The Heritage Council notes that street names in London's suburbs have traditionally been chosen by developers. Farther north, Uplands North adds Canvas Way, Superior Drive, Kleinburg Drive and Okanagan Way.
Older properties are rare. The City's heritage register lists Gibbons Lodge, a 1932 Tudor Revival house at 1836 Richmond Street, and an 1870 Italianate house at 518 Fanshawe Park Road East, and a 1925 property at 2370 Appletree Gate is designated.
Jack Chambers Public School (TVDSB) is inside the district. For Catholic elementary, the City's NeighbourGood page names St. Kateri and St. Catherine of Siena (both LDCSB), and for secondary it names A.B. Lucas (TVDSB) and Mother Teresa (LDCSB); all four sit in neighbouring planning districts.
Confirm the school for any address with the TVDSB school locator and the LDCSB school finder before you firm up an offer.
NeighbourGood calls Virginia Park, at 225 Chambers Avenue, the largest park, with a baseball diamond, soccer field, playground and paved paths. Heron Haven and Northbrook parks have play structures, and the Uplands Trail runs north-south through the neighbourhood to Heron Haven. Other green spaces include Northcrest Park, Powell Park, Powell Woods, the Uplands North Wetland and the Gibbons/UWO Wetland.
London Transit buses run through the district and along Richmond Street and Fanshawe Park Road East; check LTC for current routes and times. As the crow flies, Jack Chambers Public School is about 1.5 km from CF Masonville Place and about 3.1 km from Western University's main address.
Across the district lines are Masonville to the south, Sunningdale west of Richmond Street and Stoney Creek east of Adelaide.
Lots beside the wetlands and valley parks can fall under Ontario Regulation 41/24, so check with the UTRCA before planning a pool or addition. If you are buying one of the condo townhouses, make the offer conditional on reviewing the status certificate. If you already own here, start with a home evaluation for your Uplands house.
