Very. The City's neighbourhood profile shows the Jackson district had 25 residents in 1996, 1,635 in 2001, 3,575 in 2006 and 4,935 in 2016, so nearly every home here dates from the late 1990s onward. In 2016 the 1,630 occupied homes were 85% single-detached, 13% row houses and 2% semi-detached, 95% were owner-occupied, and 30% of residents were under 20.
Building continued after that census, and the Thames Valley District School Board lists Jackson Meadows Public School on Honeywood Drive alongside Summerside Public School. A City planning report describes Summerside as mainly low-density single-family homes with some medium-density forms.
Meadowlily Woods is a City Environmentally Significant Area on the south side of the South Thames, managed by the Upper Thames River Conservation Authority. Its brochure describes floodplain woods, deep ravines and old fields turning to meadow, about 5.6 km of trails, a main entrance on Meadowlily Road near the river and the Meadowlily Bridge (about 1910), a pedestrian crossing of the river; the ESA connects to the Thames Valley Parkway on the north bank. More than 60 archaeological sites are recorded around Meadowlily, and the Park Farm house dates to 1848. The London Heritage Council adds that Meadowlily Road once brought farmers to the Meadow Lily Mills, whose ruins survive on the river's north side.
Inside Summerside are Meadowgate Park (with a spray pad), Carroll Park and Summerside Woods, while the City Wide Sports Park (soccer fields and ball diamonds) and Highbury Woods are on Commissioners Road East.
Four schools sit inside the district, from three boards: Summerside Public School (2541 Meadowgate Boulevard) and Jackson Meadows Public School (1335 Honeywood Drive) with the Thames Valley District School Board; École élémentaire catholique St-Jean de Brébeuf (270 Chelton Road) with the Conseil scolaire catholique Providence; and École secondaire Gabriel-Dumont (2463 Evans Boulevard) with the Conseil scolaire Viamonde. There is no London District Catholic School Board school inside the district, so check that board's locator for your designated Catholic school, and confirm every school with the board before you firm up an offer.
Highbury Avenue South, the district's west edge, is a limited-access freeway between the Thames and Highway 401, which it meets at Exit 189. Summerside Public School is about 3.8 km as the crow flies from Victoria Hospital and about 6.1 km from the VIA Rail station downtown.
London Transit buses serve Commissioners Road East and Summerside; check LTC for routes and times. Summerside Shopping Centre is on Commissioners Road, and Pond Mills Square is just west across Highbury in Glen Cairn. Across the river is Hamilton Road, and you can compare Summerside with the rest of London too.

Summerside is the largest piece of it. Jackson is the City's planning district name; it runs from the south branch of the Thames to Bradley Avenue, east of Highbury Avenue South, so it also includes Meadowlily Woods, the City Wide Sports Park and newer streets farther east.
Yes. Row houses were 13% of occupied homes in the 2016 Census, and a City planning report describes Summerside as mainly single-family homes with some medium-density forms such as townhouses.
Two. École élémentaire catholique St-Jean de Brébeuf on Chelton Road (Conseil scolaire catholique Providence) and École secondaire Gabriel-Dumont on Evans Boulevard (Conseil scolaire Viamonde) both have addresses inside the district.
Summerside Public School is about 6.1 km as the crow flies from the VIA Rail station on York Street.
