Because the housing is unusually mixed. The City's 2016 profile counted 6,735 occupied homes: 39% single-detached, 20% row houses, 16% in low-rise apartment buildings, 13% in buildings of five or more storeys, 10% semi-detached and 2% duplexes. That is the lowest detached share of the five east-end districts we cover, and it means condo townhouses, semis and apartment units come up alongside houses. Sixty per cent of homes were owner-occupied.
The population peaked at 17,175 in 2001 and stood at 15,690 in 2016, a quarter of it under 20. If you are shopping the attached end of the market, compare townhouses for sale across London, and if it's your first purchase, go over the first-time buyer basics.
Very. Part of the Westminster Ponds / Pond Mills Environmentally Significant Area falls inside the district. At about 200 hectares it is the largest publicly owned ESA in London, with five kettle ponds, a beaver pond, a narrow band of bog along Spettigue Pond (uncommon in southwestern Ontario) and about 11 km of managed trails, according to the Upper Thames River Conservation Authority, which manages it for the City. The City and the UTRCA began buying the land in the 1970s.
Along the north edge, the Thames Valley Parkway passes through Thompson Road Park and Chelsea Green Park. Neighbourhood parks include Glen Cairn Park off Helena Avenue, Southeast Optimist Park on Deveron Crescent (with a spray pad), Three Valley Park and Thompson Ravine, and Glen Cairn Arena on Chippendale Crescent has an outdoor community pool.
The Thames Valley District School Board's elementary schools here are Glen Cairn Public School (53 Frontenac Road), C.C. Carrothers Public School (360 Chippendale Crescent) and Princess Elizabeth Public School (247 Thompson Road). The board describes Glen Cairn Public School as a Kindergarten to Grade 8 school serving the Pond Mills neighbourhood, expanded in 1992 with 14 classrooms, a library and a double gym. The London District Catholic School Board runs St. Sebastian Catholic School at 225 Cairn Street. Attendance areas shift, so check each board's locator for a specific address before you firm up an offer.
Pond Mills Square, a shopping centre at 1200 Commissioners Road East, sits inside the district, and the Pond Mills branch of the London Public Library is at 1166 Commissioners Road East. Just west of the district, Victoria Hospital and Children's Hospital share the London Health Sciences Centre campus at 800 Commissioners Road East, about 1.7 km from Glen Cairn Public School.
London Transit buses serve Pond Mills Road and Commissioners Road East; check LTC for routes and times. By car, Highbury Avenue on the east edge is a limited-access freeway south of the Thames and meets Highway 401 at Exit 189. It's worth weighing Glen Cairn against the rest of the east end and London as a whole.

They overlap. Glen Cairn is the City's name for the planning district. The Thames Valley District School Board says Glen Cairn Public School serves the Pond Mills neighbourhood; Pond Mills Road runs through the district and the Westminster Ponds / Pond Mills ESA reaches into it.
The City's planning district runs from the south branch of the Thames down to Bradley Avenue, with Highbury Avenue South on the east and the CN rail line on the west.
The London Heritage Council notes that the short street off Deveron Crescent honours Eula White, OBE (1894 to 1985), a lifelong Londoner whose grandfather George White arrived in 1857 and founded an implement company.
Victoria Hospital is about 1.7 km in a straight line from Glen Cairn Public School, just west of the district on Commissioners Road East.
