In 1996 the City counted 65 people in the Talbot planning district. The count rose to 1,590 by 2011 and 3,470 by 2016, and occupied homes went from 20 to 1,310 over the same twenty years, according to the City's neighbourhood profile.
The best-known piece is Talbot Village, a 231-acre subdivision by Southside Group off Colonel Talbot Road and Southdale Road West. Its street names lean on pioneer history: Settlement Trail, Old Garrison Boulevard, Crown Grant Road, Upper Canada Crossing, Loyalist Court and Regiment Road, all east of Colonel Talbot Road. South of Pack Road, newer streets such as Royal Magnolia Avenue, Big Leaf Trail, Isaac Drive and Clayton Walk carry the housing on toward Lambeth.
In 2016, 66% of Talbot's homes were single-detached and 32% were in apartment buildings of five or more storeys; row houses were a handful. About 65% were owned. The district had 135 occupied homes in 2006 and 1,310 in 2016, so most of what you see went up after 2006. The median age was 38.2, younger than older south London districts such as Westmount, where it was 44.6. Tarion's new-home warranty runs in one-, two- and seven-year periods and stays with the home if it is sold, so on a recent build ask which coverage is left and whether any claims are open.
Two schools sit inside the district. The Thames Valley District School Board's White Pine Public School, a Kindergarten to Grade 8 school, is at 3370 Regiment Road. The Conseil scolaire Viamonde runs École élémentaire La Pommeraie, a French-language school from maternelle to Grade 8, at 3500 Settlement Trail. For Catholic schools, check the London District Catholic School Board. Boundaries shift as this part of the city grows, so confirm any address with each board's locator.
Talbot Park at 3470 Settlement Trail has a full soccer field, a play structure and a paved path, with open green space next door at Vanderlinder Park. Raleigh Parkette at 6760 Raleigh Boulevard and the paved path at Southwinds North off Clayton Walk add smaller green spaces.
Southdale Road West and Colonel Talbot Road meet at a two-lane roundabout. Colonel Talbot Road south to Diane Crescent has sidewalks, multi-use pathways and boulevard bike paths, and Bostwick Road runs along the district's eastern edge; check the City's road project pages for work near a home you are considering.
London Transit buses serve Talbot Village; check LTC for current routes and times. Highway 402 is reached south through Lambeth at Colonel Talbot Road.
Because the district is young, read the subdivision and zoning plans for any nearby vacant land before you firm up an offer, and check the Upper Thames River Conservation Authority's regulated area maps if a lot backs onto open space or a watercourse. For a resale in a condominium building, get the status certificate. For comparison, look at Westmount's older streets across Southdale and at what's for sale across London.
