Most Londoners picture the mall when they hear the name, but the City's Westmount planning district is a good deal larger. It runs from Southdale Road West in the south up to Springbank Drive in the north, with Colonel Talbot Road and the Byron district along its western edge. North of Commissioners Road West, Wonderland Road South is the seam with Southcrest, and Highland wraps around the east side.
Our office at 151 Pine Valley Boulevard sits inside the district boundary, a short walk from Southdale Road. Listings on the MLS® System use the real estate board's area names, which do not always match the City's districts, so we always check the actual street against the map.
Westmount was township land until 1961, when London spread out in every direction and annexed Broughdale, Masonville, Westmount, Oakridge, Pond Mills and White Oaks in one move, according to Middlesex County's history of the region. Suburban building followed. Westmount Shopping Centre opened its first phase in the early 1970s as the centrepiece of a Sifton subdivision plan, and St. Rose of Lima Catholic School (then Jean Vanier) opened on Viscount Road in 1973 with eight classrooms, and an addition followed in the 1974 to 1975 school year.
By the 2001 Census the City already counted Westmount among its ten most populated planning districts. The population went from 16,890 in 1996 to 18,985 in 2016, and the district has also aged: residents 65 and over nearly doubled over those twenty years, from 2,090 to 4,060, and the median age reached 44.6, according to the City's neighbourhood profile.
Of the 7,590 occupied homes counted in 2016, 50% were single-detached houses, 17% were row houses, 25% were in apartment buildings of five or more storeys and 7% were in low-rise apartments. About 63% were owned and 37% rented. That is a far broader mix than Byron next door, where 76% of homes were detached in the same census, and it means one district can cover a first condo, a family home and a downsizing move.
The detached houses sit mainly on the loops and crescents tucked between the arterials: Village Green Avenue, Cranbrook Road, Longworth Road, Farnham Road, Thornley Street and Barclay Road all run through the district, with dozens of short crescents such as Parks Edge, Four Oaks and Paddock Green branching off them. The high-rise apartment buildings stand in a row along Wonderland Road South on either side of the mall, so the towers and the quiet crescents are rarely more than a few blocks apart.
Three schools stand almost side by side on Viscount Road. The Thames Valley District School Board runs Westmount Public School at 1011 Viscount Road (Junior Kindergarten to Grade 8) and Saunders Secondary School at 941 Viscount Road. The London District Catholic School Board runs St. Rose of Lima Catholic School at 1019 Viscount Road (JK to Grade 8), renamed from Jean Vanier Catholic School.
On the district's east side, W. Sherwood Fox Public School (TVDSB, JK to Grade 8) is at 660 Steeplechase Drive. Attendance areas are drawn by the boards and change as the southwest grows, so confirm any address with the TVDSB and LDCSB school locators before you rely on a particular school.
A lot of sports space is packed in here. Jesse Davidson Park at 731 Viscount Road has three minor baseball diamonds, two full soccer fields and a spray pad. Southwest Optimist Park at 682 Southdale Road West adds two more diamonds, a batting cage and two full soccer fields, and Westmount Lions Park, a few doors along at 784 Viscount Road, has another diamond and a full soccer field.
For quieter time, Reservoir Park at 869 Commissioners Road West has a paved path and two mini soccer fields, Viscount Woods at 1040 Viscount Road has a walking trail, and Cresthaven Woods off Longworth Road is left as open green space. Gardeners can look at the City's Garden Plots site at 552 Crestwood Drive. Springbank Park, the city's big riverside park at 1085 Commissioners Road West with Storybook Gardens, a skateboard park and a stretch of the Thames Valley Parkway, lies just north of Springbank Drive along the district's northern edge.
London Transit buses serve Westmount Mall, Wonderland Road South, Southdale Road West and the neighbourhood's main streets; check LTC for current routes and times.
By car, Wonderland Road South is the district's spine and the City's Southwest Area Plan calls it the primary north-south link between the 400-series highways and central London. Highway 402 has an interchange at Wonderland Road, south of the district.
The mall at 785 Wonderland Road South is the district's commercial anchor. If you are buying near it, check the City's planning applications for nearby sites before you count on what the area will look like.
For recreation beyond the parks, the community centre, YMCA and library at 501 Southdale Road West sits just across Southdale Road, with a six-lane indoor pool, two NHL-sized ice pads, a gym and a London Public Library branch. It is technically in the neighbouring Bostwick district, but for south Westmount it is right across the road.
With a quarter of homes in high-rise apartment buildings, the condominium status certificate is a key document for many Westmount buyers, and it applies to condominium townhouses too. Ontario's Condominium Authority says anyone can request one and the corporation must provide it within 10 days. It shows the reserve fund, budget, special assessments and any litigation, so have your lawyer read it before you firm up an offer.
If you plan to rent the home out, check the City's current rules first. If you are selling a Westmount house to move within the district, start with a home evaluation.
Something else? Ask Rob or George directly.
No. They are separate City planning districts. Colonel Talbot Road forms much of the line between them, with Byron to the west and Westmount to the east.
In the 1961 annexation, when London also took in Broughdale, Masonville, Oakridge, Pond Mills and White Oaks, according to Middlesex County's history.
Yes. In 2016, 25% of Westmount homes were in apartment buildings of five or more storeys and 17% were row houses. The high-rises are concentrated on Wonderland Road South near the mall.
Saunders Secondary School (Thames Valley District School Board) is at 941 Viscount Road. Use the board's school locator to confirm which secondary school serves a specific address.
Byron to the west, Southcrest and Highland to the east, and the newer Talbot and Bostwick districts across Southdale Road to the south. We cover all of them, along with the rest of London.
Call Rob or George directly, or send a message and one of them will get back to you. A home evaluation is free and prepared by a person, never a formula.
