What to know about waterfront homes in Lake Erie
Lake Erie is far shallower than Lake Huron, averaging 19 metres, and shallow water warms faster in summer. The Elgin shore is mostly bluff: Dutton Dunwich's Official Plan describes bluffs 15 to 45 metres above the water, and West Elgin's reports 100-year recession rates on its high bluff reaches averaging 1.6 metres a year.
Every waterfront lot needs a conservation authority check under Ontario Regulation 41/24. The Lower Thames Valley authority sets 100-year erosion allowances of 100 metres from the Chatham-Kent and West Elgin border to Talbot Creek, and 160 metres east of it within its area; at Port Stanley, the Kettle Creek authority regulates the floodplain where the creek meets the lake.
Many lakeside lots run on private septic, so ask for the permit and pumping records and have the system inspected. There is more on Lake Erie cottage country and how the two lakes compare.

Common questions
How many waterfront homes are for sale in Lake Erie right now?
The live count on the button at the top is every active listing on the MLS® System in this search (every waterfront listing whose water body is Lake Erie). It changes through the day as properties are listed and sold, so we do not print a number that would soon be out of date.
What does a Lake Erie waterfront home cost in Lake Erie?
Asking prices change every day, so we do not print a figure. Sort the listings by price to see today's range, and check asking prices along the Lake Erie shore. For what waterfront homes have actually sold for, ask us.
Can I rebuild a cottage close to the bluff edge?
Sometimes, with limits. Development in a regulated hazard area needs a conservation authority permit, and Dutton Dunwich's plan restricts some rebuilds in unstable areas to wood-frame houses without basements so they can be moved.
Are homes on creeks and rivers included?
No, only listings whose water body is Lake Erie. For rivers, creeks and other lakes too, look at every waterfront listing.
Can you show me a home listed by another brokerage?
Yes. We can show you any home on the MLS® System, whoever the listing brokerage is. Call Rob at 519-871-2222 or George at 519-871-1111, or use the request button on the listing.
