What to know about waterfront homes in Lake Huron
Lake Huron is the bigger, deeper lake: about 59,600 square kilometres with an average depth of 59 metres. Around Pinery and Grand Bend the shore is sand and dune; further north much of it is bluff, where the cottage sits on top and the beach is a climb below. The Ausable Bayfield Conservation Authority notes the lake's all-time high in 1986 and a later near-record, and warns that many bluffs were left over-steepened, with a high risk of bluff failure as slopes adjust.
Which authority regulates a lot depends on where it drains: the St. Clair Region authority for the Plympton-Wyoming shore, the Ausable Bayfield authority from Grand Bend north to Tower Line, and the Maitland Valley authority around Goderich. All three regulate development under Ontario Regulation 41/24, so check the lot before you plan a deck, addition or shore protection.
Ownership of the sand varies. At Ipperwash, Lambton Shores says most beachfront is private with public access points, while Pinery's 10 km is all public park. We check the survey and title for where the lot line falls and whether beach access is deeded or shared. There is more on Lake Huron cottage country and how the two lakes compare.

Common questions
How many waterfront homes are for sale in Lake Huron right now?
The live count on the button at the top is every active listing on the MLS® System in this search (every waterfront listing whose water body is Lake Huron). It changes through the day as properties are listed and sold, so we do not print a number that would soon be out of date.
What does a Lake Huron waterfront home cost in Lake Huron?
Asking prices change every day, so we do not print a figure. Sort the listings by price to see today's range, and check asking prices along the whole Lake Huron shore. For what waterfront homes have actually sold for, ask us.
Do I need a permit to build near Lake Huron?
Usually, yes. Development in regulated shoreline flood, erosion and dynamic beach hazard areas needs a conservation authority permit under Ontario Regulation 41/24, and the ABCA has its own policy on shore protection in dynamic beach areas. Ask the authority for your stretch of shore before you firm up.
Do Lake Huron cottages have municipal water and sewers?
Some have one, some both, some neither. In Lambton Shores much of the shoreline gets municipal water, but sewers are limited to the main villages, so ask about the septic system for any cottage outside them.
Can you show me a home listed by another brokerage?
Yes. We can show you any home on the MLS® System, whoever the listing brokerage is. Call Rob at 519-871-2222 or George at 519-871-1111, or use the request button on the listing.
