The Westminster Ponds/Pond Mills Environmentally Significant Area covers about 200 hectares between Wellington Road and Pond Mills Road, south of Commissioners Road. The Upper Thames River Conservation Authority calls it the largest publicly owned ESA in London, and a Provincially Significant Wetland; Tourism London counts six major ponds and 11 km of managed trails.
The City lists five access points: 696 Wellington Road (trail and boardwalk), 485 and 700 Pond Mills Road (the south entrance has parking), 1196 Southdale Road East and 224 Worthington Avenue. Parts of Shaftesbury Avenue and Millbank Drive sit within about a kilometre of Spettigue Pond as the crow flies.
Because the census has barely ever found any: from 1996 to 2016 the City's profiles recorded no low-rise apartments and, in one year only, five taller-building units. In 2016 the 3,785 occupied homes were 63% single-detached, 27% row houses and 10% semi-detached, and 84% were owner-occupied.
The home count barely moved from 1996 (3,730), while population eased from 12,100 to 10,195, so Osgoode Drive, Bexhill Drive, Ebury Crescent and their side streets are resale territory. If a townhouse appeals, compare townhouses for sale across London.
The name is older than any of these streets. Westminster Township's council records begin in 1817, and the township covered the land south of the Thames until London absorbed it in stages, in 1961 and then on January 1, 1993.
Osgoode Drive is practically a school street: three elementary schools and Westminster Optimist Park sit along it. The Thames Valley District School Board also runs Sir Wilfrid Laurier Secondary School on Millbank Drive. Boundaries change, so confirm the designated school for any address with each board's locator.
Westminster Optimist Park at 650 Osgoode Drive holds Westminster Pool, a heated outdoor leisure pool (summer only) with a beach-style entry and a diving board, plus tennis and basketball courts and a community garden. Nicholas Wilson Park on Fitzroy Place and Heritage Park on Bexhill Drive each have a ball diamond and a play structure.
Highway 401 crosses the south end of the district, with the Wellington Road and Highbury Avenue South interchanges close by. London Transit buses serve Wellington Road and streets through the district; check LTC for current routes and times.
Parkwood Institute (St. Joseph's Health Care London) at 550 Wellington Road South is inside the district, and Victoria Hospital is just north of it at 800 Commissioners Road East.
If a property backs onto the ESA or sits near its wetlands, look it up on the UTRCA's regulated area maps before you firm up an offer. Under Ontario Regulation 41/24, development in or near regulated wetlands, floodplains and valley lands needs a conservation authority permit, which can affect plans for an addition or other building work.
About 27% of homes are row houses; if the one you like is a condo townhouse, read the status certificate, which the Condominium Authority of Ontario says covers the reserve fund and any arrears. To compare it with the mall district next door, look at White Oaks, or get a home evaluation if you already own here.

They are one protected area, named Westminster Ponds/Pond Mills by the UTRCA. It stretches from Wellington Road east to Pond Mills Road; much of Pond Mills Road itself runs through the neighbouring Glen Cairn district.
The 2016 Census counted no apartment buildings in the district. Condo options here are townhouses, which made up 27% of homes.
London Public Library's Pond Mills branch is at 1166 Commissioners Road East, and the Jalna branch is at 1119 Jalna Boulevard, across Wellington Road in White Oaks.
Yes. Parkwood Institute's main building at 550 Wellington Road South falls within the City's Westminster planning district.
Call Rob or George directly, or send a message and one of them will get back to you. A home evaluation is free and prepared by a person, never a formula.
