Because the Municipality runs from here. When the former Township of Bosanquet merged with Forest, Arkona, Grand Bend and Thedford in 2001 to create Lambton Shores, the administrative offices landed in Thedford, and the municipal office is at 9577 Port Franks Road. Permits, tax questions and council business all come back to this village of fewer than a thousand people.
The land around it tells an older story. When the Canada Company dug The Cut in the 1870s to send the Ausable River directly to Lake Huron at Port Franks, the aim was to drain several small lakes and wetlands for farming. Nearby, the Ausable River Cut Conservation Area on the Bluewater Highway, formerly the Thedford Conservation Area, protects a forested area in the Carolinian Zone, with a one-kilometre trail through oak savanna and dunes.
Mostly older detached houses on village lots. The 2021 Census counted 842 residents, up 12.4 percent from 2016, living in 345 occupied homes. About 72 percent are single-detached, with a smaller share of apartments in low-rise buildings and a handful of row houses, and 78 percent of households own their home. Some 43 percent of homes were built in 1960 or earlier, and the census recorded almost nothing built between 2011 and 2021, so new construction is the exception here rather than the rule.
The Legacy Recreation Centre at 16 Allen Street, fully renovated in 2011, is the hub: an arena, Thomas Hall for events and the Lambton County Library branch. The Municipality notes it was the first LEED-certified building in Lambton Shores, and it serves as the Emergency Reception Centre for the Thedford area. On Pearl Street, the Thedford Village Complex is attached to the fire hall next to the Village Green, which has a playground, picnic area and spray pad.
The Lambton Kent District School Board covers public education here, and the St. Clair Catholic District School Board covers Catholic education. Bosanquet Central School at 8766 Northville Road in Thedford teaches FDK to Grade 8; the board can tell you which school a particular Thedford address is assigned to.
As the crow flies, Port Franks is about 8 km north, Arkona about 10 km south, Forest about 14 km west and Grand Bend about 18 km northeast. County Road 79 connects Thedford to Highway 21 near Kettle Point. Our London office is about 53 km away as the crow flies.
In the village, confirm the connection to municipal water, supplied from Lake Huron through the system at Port Blake, and to the Thedford lagoon sewage system. On a rural lot outside the village, expect a well and septic system: septic inspections in Lambton Shores go through the County of Lambton, and check the well's record on Ontario's well record map. Rural Lambton Shores is crossed by around 500 municipal drains, and none can be altered without the Drainage Superintendent's approval. Near the Ausable, check the Ausable Bayfield Conservation Authority's mapping for regulated areas before you firm up an offer.
Something else? Ask Rob or George directly.
No. It sits inland, about 8 km south of Port Franks and the lake. The beaches at Port Franks and Pinery Provincial Park are a short drive north.
Yes, at 9577 Port Franks Road.
Yes. The Legacy Recreation Centre on Allen Street has an arena, plus a hall and the library branch.
Very few. The 2021 Census recorded almost no homes built in the village between 2011 and 2021, and more than 40 percent date from 1960 or earlier.
