Watford moved to the railway. When the Great Western Railway was built through Warwick Township in 1856, the settlement relocated to its present spot beside the tracks; it became an incorporated village in 1873, and in 2001 Watford and Warwick were merged into one township. The name comes either from Watford in England or, by another account, from Waterford, Ireland.
The township points to two landmarks. The Old Firehall Museum, an 1885 building behind Bluebird Parkette on Ontario Street that later held council chambers and, from 1914, a jail, displays the Maxmobile, which the township calls the first handmade automobile in Canada, built by Warwick resident David A. Maxwell. And the Watford library, built with a 1912 Carnegie grant, is according to the township the only Carnegie library in Lambton County still in active use.
Watford is a village of older detached houses. In the 2021 Census the Watford population centre had 613 occupied private dwellings, 79.7% of them single-detached, with row houses (5.7%) and low-rise apartments (9.8%) making up most of the rest, and no condominium households at all. Close to half the homes (46.7%) were built in 1960 or earlier and 30.8% between 1961 and 1980, while only about 6% are from 2001 on. About 74% of households owned their home, and the median age was 43.2.
Growth has been flat: 1,536 people in 2016 and 1,563 in 2021, while the wider Township of Warwick slipped slightly to 3,641. For buyers that means choosing mostly among established homes rather than new construction; compare it with the newer stock in Strathroy, about 21 km east as the crow flies.
Watford is in Lambton County, so its boards differ from Middlesex. The Lambton Kent District School Board runs East Lambton Elementary School (FDK to Grade 8) at 139 Centennial Avenue, which opened in 2000 on the site of the former Watford High School, dating to 1891, after Warwick Central School and Watford Public School were combined. The St. Clair Catholic District School Board runs St. Peter Canisius Catholic School at 424 Victoria Street. Ask each board which elementary and high school serve a given Watford address.
Most of village life runs along Centennial Avenue. At number 61 the East Lambton Community Complex holds the Optimist ice surface, a gymnasium, community halls and the East Lambton YMCA, beside Centennial Park with its splash pad, two lit softball diamonds, running track and multi-use courts. Memorial Park across from the arena has Vimy Ridge oak trees, the Sunken Gardens on Nauvoo Road are the local spot for wedding photos, and the 2.2 km Twin Creeks Nature Trail runs through woodland in the village. Just outside town, Warwick Conservation Area at 6101 Warwick Village Road covers 180 acres with camping, trails, a pool and a 40-acre reservoir.
Ask about the basement and the sewer lateral, including whether the house has ever had a sewer backup and whether it has a backwater valve. Owners are responsible for the sewer lateral from the building to the property line, and water comes from the Lambton Area Water Supply System, operated locally by the Ontario Clean Water Agency. The township also sits in two conservation authority watersheds, St. Clair Region and Ausable Bayfield, so check which one regulates a lot near a creek. With most homes built before 1981, book a thorough home inspection; we can pull up what is for sale in Watford and compare it with nearby Arkona.
