What to know about condos in London
Condo apartments concentrate around the core. In 2016 about seven in ten homes in the City's Central London planning district were apartments, and two-thirds of homes in its West London district, which takes in Blackfriars and Petersville, were in buildings of five or more storeys. Start with condos in downtown London or Blackfriars-Petersville; condo townhouse complexes spread through the suburbs, and you can see every townhouse for sale in London.
A condo fee is monthly and separate from the price. It typically funds the common elements, building insurance and the reserve fund, and some fees include heat, water or hydro. Lenders count half of the condo fee in their affordability test, so put it into the affordability calculator before you shop.
Condos are a common first step. A first-time buyer can put 5% down on the first $500,000 and claim up to $4,000 of Ontario land transfer tax back; here is how the first-time buyer programs work. Downsizing instead? Weigh a condo against a bungalow in downsizing in London.

Common questions
How many condos are for sale in London right now?
The live count on the button at the top is every active listing on the MLS® System in this search (every condominium listing in the City of London). It changes through the day as properties are listed and sold, so we do not print a number that would soon be out of date.
What does a condo cost in London?
Asking prices change every day, so we do not print a figure. Sort the listings by price to see today's range, and compare the median asking price in each London neighbourhood. For what condos have actually sold for, ask us.
What should I check in a condo status certificate?
The reserve fund and the latest reserve fund study plan, any current or planned special assessments, whether the unit owes fees, and the declaration, by-laws and rules on pets, rentals and renovations. The condo corporation must supply it within 10 days for up to $100, and your lawyer should review it before your offer goes firm.
Can you show me a home listed by another brokerage?
Yes. We can show you any home on the MLS® System, whoever the listing brokerage is. Call Rob at 519-871-2222 or George at 519-871-1111, or use the request button on the listing.
