What to know about farms in Elgin County
St. Thomas is the county's city, and St. Thomas Elgin General Hospital serves the city and all seven municipalities of Elgin County. Toward the lake the land ends in bluffs: West Elgin's Official Plan reports severe 100-year recession rates on its high bluff reaches, an average of 1.6 metres a year, so a lakeside farm needs its own shoreline check.
Build the rural checks into your offer. Test the well for flow and water quality; Ontario's well record map can show how it was built, and the local health unit tests a sample for bacteria at no charge. Ask for the septic permit and pumping records and have the system inspected, confirm the zoning for what you plan to do, and ask for the tile drainage plan, any municipal drain assessment and how MPAC classes the land for property tax.
Which conservation authority regulates a lot depends on the watershed: the Lower Thames Valley authority covers West Elgin's shoreline and counts Dutton Dunwich and Southwold among its member municipalities, while the Kettle Creek, Catfish Creek and Long Point Region authorities cover the watersheds around Port Stanley, Port Bruce and Port Burwell. Check the authority's property mapping for the exact address before you firm up.

Common questions
How many farms are for sale in Elgin County right now?
The live count on the button at the top is every active listing on the MLS® System in this search (every listing marked Farm in Elgin County, residential or commercial). It changes through the day as properties are listed and sold, so we do not print a number that would soon be out of date.
What does a farm cost in Elgin County?
Asking prices change every day, so we do not print a figure. Sort the listings by price to see today's range. For what farms have actually sold for, ask us.
What should I check when buying a farm?
The well (flow and water quality), the septic system (permit, pumping records and an inspection), the zoning for what you plan to do, the tile drainage and any municipal drain the farm is assessed for, and how MPAC classes the land for property tax: farmland in the farm property class is taxed at a lower rate, which generally depends on it being farmed by a registered farm business. Put the well and septic inspections in your offer as conditions.
Can I build near the Lake Erie bluff on a farm?
Only with the conservation authority's permission. Development in a regulated flood, erosion or dynamic beach hazard area needs a permit under Ontario Regulation 41/24, and the Lower Thames Valley authority sets 100-year erosion allowances of 100 metres from the Chatham-Kent and West Elgin border to Talbot Creek, and 160 metres east of it within its area.
Can you show me a home listed by another brokerage?
Yes. We can show you any home on the MLS® System, whoever the listing brokerage is. Call Rob at 519-871-2222 or George at 519-871-1111, or use the request button on the listing.
