What to know about homes in London

About half of London's occupied homes are single-detached houses, and the largest block by age, about 30%, was built between 1961 and 1980 (2021 Census), the two decades after London annexed Byron, Masonville, Westmount, Oakridge and White Oaks. The oldest brick houses cluster around downtown and the Forks of the Thames, much of it inside heritage conservation districts, while the newest streets sit at the edges in Hyde Park, Fox Hollow, Talbot and Jackson.

The MLS® System files London listings as London North, London South or London East, a board boundary that does not match the City's 42 planning districts. We follow the City's districts instead, and you can compare the median asking price in each one, while What your budget buys maps how many homes are listed at or under your number.

Buyers here pay Ontario land transfer tax only, because London has no municipal land transfer tax. On a $600,000 home the Ontario tax is $8,475, and a qualifying first-time buyer gets up to $4,000 of it back; run your own price in the land transfer tax calculator.

Common questions

How many homes are for sale in London right now?

The live count on the button at the top is every active listing on the MLS® System in this search (every residential listing in the City of London). It changes through the day as properties are listed and sold, so we do not print a number that would soon be out of date.

What does a home cost in London?

Asking prices change every day, so we do not print a figure. Sort the listings by price to see today's range, and compare the median asking price in each London neighbourhood. For what homes have actually sold for, ask us.

Why does a listing say London North, London South or London East?

Those are the areas the real estate board uses to file London listings on the MLS® System. They do not match the City's planning districts or the four areas we divide London into, and there is no "London West" code, so west-end homes are filed under London North or London South.

Does London charge a municipal land transfer tax?

No. London buyers pay Ontario's land transfer tax on closing, and only Ontario's. A qualifying first-time buyer can claim a refund of up to $4,000. Toronto is the Ontario city that adds its own municipal tax.

Can you show me a home listed by another brokerage?

Yes. We can show you any home on the MLS® System, whoever the listing brokerage is. Call Rob at 519-871-2222 or George at 519-871-1111, or use the request button on the listing.

Buying, selling, or just curious?

Call Rob or George directly, or send a message and one of them will get back to you. A home evaluation is free and prepared by a person, never a formula.
